Why Consider Kulim Hi-Tech Park for Your Operation?

Established High-Tech Manufacturing Ecosystem

KHTP's established industrial zones support semiconductor, wafer-fabrication, advanced E&E, materials, precision engineering and automation activities. Its manufacturing cluster may benefit both large producers and specialist suppliers.

Managed Industrial Environment & Support Services

KTPC develops and manages the park and facilitates industrial investment. Its masterplan combines industrial zones with research/training, business facilities, amenities and supporting development; individual site suitability requires verification.

Industrial Ecosystem & Promoted Sectors

KTPC promotes wafer fabrication, semiconductors, E&E, machinery and metals, automation, advanced materials, alternative energy and medical and life sciences technologies, together with other specialised industrial activities.

Representative Companies in KHTP

KTPC identifies Intel, Infineon, SilTerra, First Solar, AT&S, Entegris and Teleflex among companies associated with its industrial zones. These are examples of the industrial ecosystem, not a current stock or tenant-availability list.

Kulim HiTech Park Master Plan

Industrial Development Phases & SME Park

KHTP’s Industrial Zones Phases 1–4 comprise established operating industrial areas. The wider masterplan also includes research/training, urban, residential, institutional and amenity zones. A park or phase name does not establish that a particular plot is vacant or available.

KHTP SME Park, associated with Industrial Zone Phase 3, is promoted by KTPC for rental factory formats, including detached and semi-detached factory facilities as well as build-to-rent or build-to-suit arrangements. Unit sizes, rental terms, eligibility and present availability require direct operator confirmation.

Phase 4A and Phase 5 appear in KTPC’s industrial development information.

Location, Connectivity & Logistics

The Penang–Kulim Industrial Corridor

KHTP is in Kulim, Kedah, served by the Butterworth–Kulim Expressway (BKE), with road connections toward Seberang Perai and the North–South Expressway (PLUS) corridor. The region links northern Malaysia manufacturing operations with Penang mainland industrial areas, the port and air-cargo facilities.

KTPC’s masterplan indicates approximately 26 km to North Butterworth Container Terminal and 45 km to Penang International Airport.

The shared industrial corridor can be relevant to semiconductor, engineering, E&E, supplier and logistics operations. Kedah and Penang remain distinct jurisdictions, so individual land-title, state consent and local planning requirements must be checked in Kedah.

Infrastructure, Utilities & Operating Environment

KTPC reports dedicated infrastructure and support services across the park, including specialised electricity provision, water-supply arrangements, telecommunications and investor support. NUR Power describes itself as the park’s sole electricity provider.

These are park-level descriptions, not guarantees that a particular property has the required electrical capacity, water pressure, wastewater treatment or utility tariff. Obtain confirmation from KTPC, NUR Power and the relevant service provider for the specific site, manufacturing process and operating requirements.

Workforce & Supporting Industry

KTPC publishes a park-level workforce of 48,763 people, alongside a cluster of high-technology manufacturers, engineering businesses, suppliers and specialist service providers.

Occupiers should still assess labour skills and availability, commuting, shifts, workforce accommodation and the technical capabilities needed for their particular operation.

Infrastructure & Property Due Diligence

Verify title and tenure, KTPC/PKNK lease and consent provisions, permitted industrial use, planning approvals, building and fire-safety compliance, environmental/effluent obligations, site access, expansion potential and commercial terms.

For a manufacturing facility, assess power demand and connection arrangements with NUR Power, water and wastewater capacity, fibre connectivity, floor loading, clear height, loading facilities, equipment layout and construction or occupation timeline. Do not assume a property is suitable solely because it is inside KHTP.

Factories, Warehouses & Industrial Property Opportunities in Kulim

Factories, warehouses and industrial sites may be considered in and around KHTP, including properties in operating zones, KTPC’s SME rental offerings and phase-specific development opportunities.

PI’s current inventory provides a starting point for property discovery. All asking terms, availability, land tenure, permitted use and utility capacity must be reconfirmed. For direct KTPC land allocations or operator-managed rental units, obtain authoritative stock and commercial terms from KTPC.
