Why This Deal Is Worth Watching
- A sizeable freehold land acquisition in SPS.
- The buyer is part of an industrial-infrastructure and logistics group, not simply a passive land investor.
- PTT already has industrial-infrastructure activity in the southern Penang mainland corridor.
PTT describes its industrial-infrastructure platform as covering land sourcing, approvals, design and build, automation integration, leasing and asset management.
Its corporate structure identifies PTT Logistics Hub 3 as a wholly owned warehouse-and-logistics subsidiary.

PTT’s official industrial-infrastructure page highlights its PTT Semicon Logistics Hub at Valdor Industrial Park as operational since May 2026.
Separately, Jabil announced in July 2026 that its ~417,000 sq ft Intelligent Logistics Hub at Valdor Industrial Park was delivered by PTT Synergy through PROTT. Jabil says the facility includes automated storage, digital-twin technology and autonomous robots.
These projects show PTT’s capability in modern industrial and logistics infrastructure. The current Bursa disclosure does not state a specific development plan for the new parcel.
2023 and 2026 — Useful Context, Not a Valuation Comparison
PTT’s 2024 Annual Report records an earlier acquisition in the same Mukim 12 area. In October 2023, Projek Tetap Teguh Sdn. Bhd. acquired two freehold parcels at Sungai Bakap — GRN 40425 Lot 386 and GM 223 Lot 481.

The unit rates are different. But the parcels are not proven to be like-for-like.
Exact location, access, shape, frontage, title conditions, infrastructure, site condition, planning context and development potential can materially affect pricing.
The 2026 disclosure identifies Lot 1597 and Mukim 12 but does not name a road or industrial estate. We should therefore not present the difference between ~RM90 psf and ~RM148 psf as proof of a 64% rise in SPS industrial land values.
